For leasing, Keene’s Pointe appears somewhat more workable than a highly restrictive club enclave, but it is still not loose by normal suburban standards. That means you can still expect meaningful carrying costs, but the value proposition is different. You are paying more for privacy, gates, lot size, and water orientation than for a deep club ecosystem.
This is an important point for investor-minded buyers. According to Orange County code compliance guidance, short-term vacation rentals are not allowed in most residential areas of the county unless zoning and development rules specifically permit them.
The county states that stays of 179 days or less are only allowed in certain commercial or industrial districts, or in Planned Developments where short-term rental use is expressly allowed. It also notes that single-family transient rentals under 30 days are limited to the R-3 district.
